About Honoré Property Consulting

I Built Honoré Property Consulting Because I Know What Happens Behind the Numbers.

A property can look fine on a spreadsheet while the operation underneath it is quietly leaking money.

Leads aren't being followed up with quickly enough.

Turns are taking too long.

Vendors aren't being held accountable.

Teams are overwhelmed.

Residents are frustrated.

And leadership is left asking the same question:

Why isn't this property performing the way it should?

I've spent my career inside multifamily operations, and I've seen these problems from the ground level through regional leadership.

I created Honoré Property Consulting to help owners and operators solve them.

I'm an Operator First.

Before I became a consultant, I was the person responsible for making the property work.

I've worked in maintenance and property operations and managed multifamily communities across multiple markets.

I've dealt with the missed work orders, the difficult vendors, the staffing challenges, the delinquency, the leasing pressure, the resident complaints, the turnover deadlines, and the financial expectations that come with operating real properties.

I've sat in the meetings.

I've looked at the reports.

I've walked the properties.

I've had to figure out what was actually going wrong and then get the team to execute the solution.

That experience shapes everything I do today.

I don't consult from a distance. I consult from experience.

Why HPC Exists

There is no shortage of reports, dashboards, software, and consultants telling property teams what their numbers are.

The problem is that knowing the number isn't the same as understanding the operation behind it.

A 10% vacancy rate tells you what is happening.

It doesn't necessarily tell you:

Why are units sitting vacant?

Where is the leasing process breaking down?

Why are turns taking too long?

Who owns the problem?

What is the operational bottleneck?

How much is it costing the property?

And what needs to change?

That's the gap Honoré Property Consulting was built to fill.

I connect the operational problem to the financial impact and then help build the solution.

My Approach

Look Deeper. Find the Leakage. Fix the System.

I believe great consulting should be practical.

That means I'm not interested in handing a property team a giant report full of recommendations they don't have the time or resources to implement.

I want to understand what is happening inside the operation.

Then I want to determine:

1. What is happening?

2. Why is it happening?

3. What is it costing you?

4. What needs to change?

5. Who is responsible for making it happen?

That's how we move from identifying problems to creating measurable improvement.

The Standard I Bring to Every Engagement

No Fluff.

You don't need another consultant telling you that communication is important.

You need to know where communication is breaking down and what to change.

No Generic Solutions.

Every property has different people, processes, markets, and problems.

The solution needs to fit the operation.

No Blame.

The goal isn't to find someone to blame.

The goal is to understand the system well enough to fix it.

No Shelf Reports.

Recommendations only matter if someone actually implements them.

Real Operations. Real Results.

One of the clearest examples of what strong operational execution can accomplish was a 798 unit portfolio that moved from approximately 70% occupancy to 97% occupancy in three months.

That result wasn't created by a single tactic.

It required identifying the operational barriers, creating accountability, improving execution, and making the team move with urgency.

That's the type of work I believe in.

Not theory.

Execution.

Who I Work With

Honoré Property Consulting works with:

Multifamily Owners

You know your property isn't performing at its potential and need an experienced operator to identify why.

Property Management Companies

You need another set of eyes on a property, portfolio, process, or team.

Multifamily Leadership Teams

You need operational strategy and accountability without adding another executive to payroll.

Small Property Owners

You may not have a large corporate infrastructure behind you, but your property still needs professional systems and disciplined operations.

You Don't Need to Have Everything Figured Out Before You Call.

Maybe you know exactly what is wrong.

Maybe you only know that something isn't working.

Maybe occupancy is down.

Maybe your maintenance operation is overwhelmed.

Maybe expenses keep climbing.

Maybe your team is working harder but the results aren't changing.

That's enough to start a conversation.

I'll help determine where the real problem is and what level of support makes sense.

You don't need another person to tell you to watch your KPIs.

You need someone who knows what to do when the numbers tell you something is wrong.

Let's Fix What's Getting in the Way.

Honoré Property Consulting exists for owners and operators who are ready to stop accepting operational problems as "just the way things are."

There is usually a reason performance is slipping.

There is usually a process behind the problem.

And there is usually an opportunity to improve it.

Let's find it.
